The restructuring project involves the refurbishment of the former Jean Moulin gendarmerie barracks in SAINT-DENIS into housing. The existing buildings of the barracks date from the late 1990s and consist of:
– an R+5 building resting on a semi-basement level, corresponding to the gendarmes’ residential area. The basement accommodates the storage units (cellars) for the dwellings.
– an R+3/R+4 building resting on a semi-basement level, corresponding to the gendarmerie’s office area.
– a single-storey annex building of significant height, semi-sunken, used as a garage for gendarmerie vehicles.
The extension project includes the partial demolition of the annex building and the construction of an extension to create 29 studio units (T1/T1 bis) and 2 three-room apartments (T3). It will be located as close as possible to the north-east boundary of the site in order to reduce overshadowing on the R+5 building and to limit direct overlooking between the family housing and the extension units.
Thus, the works programme is clearly defined in two distinct operations:
– restructuring/refurbishment of the barracks, concerning the two existing buildings and the retained part of the annex building – parking (Plot B).
– new construction of a 31-unit building (supported housing), including the demolition of part of the annex building (Plot A).
